
Here’s another look at rowhouses and their distance from transit. The 7-8plexes in Edmonton are built remarkably near transit, with over a majority within a 1km radius of a LRT station. I also include an interactive map for you to explore where the 7-8plexes are and how far they are from LRT stop.
Data
The data is all from the City of Edmonton Open Data and includes:
- Building permits from January 1, 2024 to July 3, 2025.
- LRT stop locations.
- Neighbourhood boundary and ward data.
Plexes are being built near transit
Since 2024, 7-8plexes in the RS zone are being built near transit. Figure 1 shows the cumulative distribution of 7-8plexes by distance from closest LRT stop, either existing, under construction, or funded. Summarizing the plot:
- 55% of 7-8plexes in the RS zone are within 1km of a LRT stop.
- 73% of 7-8plexes in the RS zone are within 1.5km of a LRT stop.
- 91% of 7-8plexes in the RS zone are within 2km of a LRT stop.

Mapping 7-8plexes and LRT
Taking a look at the map in Figure 2, I just want to comment that almost all of the 7-8plexes that are causing such strife in West Edmonton are clustered around the Valley Line West extension. Basically all the 7-8plexes are being built a short walk, bike ride or bus ride away from a LRT station. So it makes sense that of course less parking is needed, because residents will be taking transit more.
